Report: assessment of cracking
Dear Mr Siemelink,
Thank you for your quick response and the excellent work on the structural survey of the house on Tuinbouwstraat in Utrecht.
I was given your name following a building survey of the house mentioned above.
I have been trying to sell this house since 1 January 2017. There have been plenty of viewers and buyers. One prospective buyer was alarmed by the building surveyor he had hired, who found cracks in the wall and had doubts about the foundations.
I then also hired a building surveyor for further investigation. He did not think the foundations were the cause, but rather poorly thought-out construction details from when the house was built in 1942.
He advised me to bring in a structural expert and gave me your name and address.
I am very pleased with that advice.
In our first phone call, you gave clear answers to my question about what your investigation would add to the building survey already carried out. Based on your answers and the price you quoted, I asked the estate agent to commission you to investigate the structure of the house.
You then got to work, with the estate agent present, in, under and around the house on Tuinbouwstraat. Within a few days, I received a detailed report from you. Besides the original construction drawings, it contained a clear description of the causes of the cracks in the walls and the options for repair.
An estimate of the possible repair costs was missing. A suggestion: add one to your reports.
Despite this last suggestion, as you can tell from the above, I am very pleased with your work. Thank you again. Kind regards, J. .. .. ..
